SALES PARTICULARS
Your property will
benefit from accurate and well-presented sales particulars with
colour digital photographs of the front of the property, the
rear garden and internals. Good quality, well-presented
property details are essential in order to give potential buyers
a 'feel good factor' about your property.
ADVERTISING
Your home will be
advertised regularly in “The Advertiser” newspapers
(the area’s leading publications, in Biggleswade, Hitchin,
and Stevenage) which are received and read by 98% of local
people every/most weeks (source-CCL Nov'97). A
prominent window display is reserved for your home and one of
our noticeable For Sale boards should be up within 48 hours.
Your property is
advertised on Rightmove - the UK’s largest property
website which has over 40,000 enquiries per month - widening
your chance to find your purchaser.
MAILING
All properties are
mailed out to our extensive mailing register on the day of
instruction. These mailings are then followed up by phone calls,
encouraging people to come and view your property.
WINDOW DISPLAYS
We have a large
window display incorporating a detailed description of the
property, along with colour photographs. We believe we are
in one of the most prominent positions in the High Street, which
is easily accessed.
VIEWINGS
Viewings are
accompanied on request. We take care in vetting all applicants
who wish to view. We find out their name, address,
telephone number and where they work. We will find out
their purchasing status and quite often their ability to get a
mortgage before they view.
FEEDBACK
One of the biggest
'gripes' vendors have about their estate agents is the
lack of feedback. At Lucas Estates, we endeavour to give
accurate and constructive feedback within 48 hours, which will
help to ensure a speedy sale.

Bennetts in Langford, Thomas Tate Partnership in Gamlingay and
The Estate Agents in Arlesey.
AFTER SALES SERVICE
We don't stop
working for you once we have found you a buyer! The file is
then passed over to Gary and Beryl and you will be looked after
right up to moving out of your old property. We will liaise
between you, your buyer, your solicitor, your buyer’s
solicitors and the chain above and below you, overcoming any
problems and queries before you even get to hear about
them. You will receive regular calls to update you on the
progress of your sale and you will be most welcome to call into
our office at any time for any information you require
OPENING HOURS
We are open 7 days
a week: Monday to Friday until 6.00 pm, Saturday until 4.00 pm
and Sunday between 10.00 am.and 2.00 pm. This should ensure that
we receive the maximum number of enquiries from potential buyers.
THE STAFF
As your initial
point of contact, I will personally oversee the marketing of
your property. However, we have a full Sales Team who are
totally committed to the selling of your property.
